We were fortunate to get the opportunity to build our dream home in July 2009 and chose our High Street bank to deal with our mortgage.
We were looking for a self build mortgage, which were readily available at the time but are, in general more expensive on rates and fees. In addition, there are fewer lenders who will consider self build mortgages and therefore less choice usually means higher rates.
After 7 months of meetings, emails and phone calls we were no closer to getting the money released and by this point we were due our builders a substantial sum of money. We were at our ‘wits end’ when a friend suggested we try Welby & Associates.
As the property was now built Welby & Associates recommended a remortgage of the property which in turn gave us access to many more products and much better terms. The rate secured was far less than we expected and the set up fees for the remortgage were also far more favourable.
Due to Welby & Associates knowledge of lenders and their efficient working, they were able to arrange the remortgage very quickly, in fact the mortgage was finalised and the money we required was released into our account within 72 hours of our first meeting!
Welby & Associates carried out a full fact find and a decision in principal which was accepted. They then converted this to a full mortgage application, collated the required supporting documents such as PAYE slips and faxed these to the lender immediately. The surveyor was at the property the next day. His report was sent back to the lender on the second day and the mortgage was fully offered that afternoon.
